The new marina at One Particular Harbour Margaritaville will have a grand opening on Saturday, Feb. 9 from noon to 4 p.m.

The opening of the deep-water marina will include a number of festivities, including live bands, aerial artists, a water ski show, hors d’oeuvres and stilt walkers. Attendees also will be invited to tour the marina, model homes and the Harbour Isle Beach Club. Boats from Cannons Marina, Erickson Marina, Galati Yacht Sales and MarineMax will be on display.

The new marina features a Ship’s Store, 55 wet slips for boats up to 45 feet and an enclosed dry dock facility capable of holding 128 vessels up to 42 feet. Additionally, the marina has a floating fuel dock, detailing services, dockside water and electricity, air-conditioned restrooms, showers and laundry facilities.

The marina is adjacent to the Harbour Isle residences and the residences at One Particular Harbour Margaritaville. A 131-room hotel and Floridays Restaurant and Grill are still in the development phase for the location.

One Particular Harbour is being developed as a joint venture between Minto Communities and Margaritaville Holdings.

PERICO ISLAND – A six-acre slice of One Particular Harbour is up for grabs if investors offer owner and developer Minto Communities the right price.

Minto announced the opportunity to purchase the currently unfinished marina, including wet and dry dock space along with a ship store, through commercial real estate company Colliers International Group. The marina, including dock space, represents 6 acres of the planned entertainment space located adjacent to the Harbour Isle development on the northwest corner of Perico Island, just over the Anna Maria Bridge from Holmes Beach. Construction at the marina is expected to conclude in late summer with the marina able to open to the public before fall. The contractor on the project is TechnoMarine.

Once completed, the marina is expected to have 55 wet slips, 128 dry boat slips, floating boat docks and an enclosed boat storage facility able to accommodate boats as large as 42 feet in length. The marina is located adjacent to the location for a planned 130-room Margaritaville branded hotel and free-standing LandShark Bar and Grill restaurant. Construction on those two projects is anticipated to begin in 2019. Other restaurant and shopping spaces also are expected to be a part of the complex.

The property listing for the marina is notably without a firm pricing, inviting investors to make an offer. Minto President Mike Belmont said in a May 24 press release that the sale of the One Particular Harbour Marina has always been a part of Minto’s long-range plan for the development.

In the release, Matt Putnam with Colliers International said he expects the property to be highly desirable by investors.

Construction moves forward at Margaritaville

BRADENTON — On a sunny Thursday morning, Minto Communities President Michael Belmont arrives at the Harbour Isles sales center to survey the work being done to bring one of the company’s latest ventures, One Particular Harbour, to life.

“This is a very special place,” he said during a June 15 discussion with The Sun.

One Particular Harbour, a marina slated to have two restaurants along with retail space overlooking Anna Maria Sound on the northwestern tip of Perico Island, is only a portion of the planned development. In conjunction with Margaritaville Holdings, Minto is bringing a bit of island escapism to the area with the planned commercial space and island-themed residences in the Marina Walk neighborhood of Harbour Isles.

Construction on the residences and marina is occurring simultaneously with some residences already available for move-in. Recently completed is the Marina Walk clubhouse with a lounge area, pool, grill area and playground. The two- and three-bedroom condominiums have either community or waterfront views. They also have one perk owners can’t get anywhere else in the Harbour Isle community — they can be rented weekly. Belmont said the short-term rental option was designed to help defray the cost of unit ownership, allowing more people to be able to buy their own slice of paradise.

Construction on additional residences in the Margaritaville-themed neighborhood is expected to continue through the end of the year.

Belmont said the marina construction also is expected to continue through the end of 2017 with an opening tentatively scheduled for spring 2018.

Marina construction is the company’s first priority, he said, followed by the restaurant and retail space. While no commercial tenants have been confirmed, Belmont said Minto is in discussions with several possible candidates, including the addition of a Margaritaville restaurant.

“We’re very proud of the community and happy to be doing this with Margaritaville,” he said, adding that the Jimmy Buffet-inspired company is a “well-established brand with a very loyal following.”

Belmont said there is a lot of synergy between the two companies and he’s hopeful the partnership will continue beyond the three projects already in the works.

In addition to One Particular Harbour and Marina Walk, Minto and Margaritaville also are partnering on two other projects, Latitude Daytona Beach, an age-restricted community, and Latitude Hilton Head. Both communities are currently under construction.

For the Perico Island version of Margaritaville, Belmont said he had a vision of creating a community with a tropical island feel that would attract both locals and property investors looking for a bit of an island escape.

“It’s a perfect location,” he said.

BRADENTON — For everyone who’s ever thought of visiting Margaritaville, the dream’s about to come true at Harbour Isle on Perico Island.

Minto Communities and Margaritaville Holdings are partnering on a neighborhood in the 220-acre Harbour Isle community on the western end of Perico Island overlooking Anna Maria Sound.

The neighborhood, dubbed One Particular Harbour, will feature 132 luxury residences, 30,000 square feet of commercial space for restaurants, retail and entertainment establishments and a marina with 55 wet slips and 128 dry slips.

Construction on the marina has already begun and is expected to be completed in 2018.

The new neighborhood is touted to bring the Margaritaville relaxed vibe to the private island community. Homes in the neighborhood will be within walking distance of the marina and commercial space, sharing amenities including the Beach Club at Harbour Isle with the other community neighborhoods.

Homes in the One Particular Harbour neighborhood are planned to start in the high $400,000s with two- and three-bedroom floor plans available. Units range in size from 1,483 to 1,650 square feet under air. The residences will be located in the Marina Walk section of the neighborhood.

“The Marina Walk residences on One Particular Harbour will provide owners with walkable access to boating, dining and entertainment on Florida’s last private island in one of the most iconic Gulf Coast settings,” said William Bullock, senior vice president of Minto Communities in a June 7 press release. “There is no other place like it.”

Residences in the Marina Walk section of the neighborhood are already available for purchase.

One Particular Harbour marks the third partnership between Margaritaville and Minto. Two other developments are planned in Hilton Head and Daytona Beach.
