White pelicans, jumping dolphins
On the morning of Nov. 2, as I was sipping my coffee on the lanai, I was wondering when the white pelicans would be back. As if on cue, three of the majestic birds flew by, and I knew winter was upon us in our unique little paradise.
Hard to believe that almost three months have passed since I last did an update on one million dollar and over properties in the three cities on Anna Maria and Cortez, but never-the-less it has. The current months we’re analyzing are July, August and September compared to April, May and June the previous time. July through September are generally the slowest during the year for sales, and that has held true this year as well.
Starting with Cortez, there were two over one million dollar sales – one in July and one in August at $1,720,000 and $1,075,000, respectively. Last time there were 4 sales.
The city of Anna Maria closed eight over million dollar sales ranging from a high of $3,300,000 to a low of $1,075,000. In addition, there were two sales in the $900,000s – one for $925,000 and one for $919,000. As I’ve previously stated, I like to make note of the sales in the $900,000s, since they are very close to the million mark and do influence the higher end market. Last time the city of Anna Maria closed 13 properties in this price range – not too much off considering the season.
Holmes Beach and Bradenton Beach closed seven properties over one million, ranging from $2,100,000 to $1,020,000 and three properties in the $900,000s, ranging from $950,000 to $925,000.
This is way down from the last analysis, which showed 20 properties closed in these price ranges – not too much of a surprise considering the time of year. The closed sale numbers are from the Manatee County Property Appraiser’s website
As far as currently on the market is concerned, as of this writing, Cortez has four properties ranging from $1,549,000 to $1,050,000. Last time it had four available listings.
The city of Anna Maria currently has 40 properties listed over one million ranging from $5,995,000 to $1,050,000 and four properties over $900,000. Previously the city listed 36 over one million and five over $900,000.
Holmes Beach and Bradenton Beach currently have listed 80 properties ranging from $10,900,000 to $1,049,000 and 16 over $900,000. Last time, those cities had 78 listed over a million and the same number over $900,000 at 16.
As you can see, the on the market numbers are very consistent with the previous three month analysis, keeping our market values on the upswing. This time of year, everyone looks forward to the winter sales season, and high end potential buyers will certainly have a lot to choose from. The available properties are from realtor.com, which is generally a reflection of the multiple listing service at the time of this writing.
On the same morning the white pelicans appeared, I was just about to take my last sip of coffee and start the day when another of mother nature’s majestic creations started jumping out of the water. Dolphins, white pelicans, manatees, turtles, great blue herons and roseate spoonbills are just some of nature’s bounty that we are fortunate enough to see every day. Makes the numbers above very understandable.
