A million here, a million there
When did a million dollar price tag on a home become an everyday occurrence? I’m not exactly sure, but I can tell you that based on current asking prices, that day is here.
Let’s start with what has gone on since the beginning of the year on Anna Maria Island and in neighboring Cortez. From January through June, Cortez had one sale over one million and two over $900,000 – all single family homes.
Holmes Beach and Bradenton Beach had eight over one million dollar sales, from a low of $1,100,000 to a high of $1,695,000, and one sale just under a million. There were three condos and six single-family homes in this group. All except one were in Holmes Beach.
The city of Anna Maria had nine over one million dollar sales, ranging from a low of $1,000,000 to a high of $2,650,000. In addition, there were three sales just under one million.
These are great numbers proving our beautiful waterfront and Island properties are coming back and attracting luxury buyers again. But hold on if you think sales from the beginning of the year are impressive; just wait till you see the asking prices of homes currently on the market.
Cortez is currently listing four over one million dollar properties ranging from $1,270,000 to $1,690,000. There is also one listed just under one million.
Holmes Beach and Bradenton Beach combined have 62 properties listed over one million dollars ranging from $3,495,000 to $1,049,000. There are three over $3,000,000, eight over $2,000,000 and the balance over one million. There are also five properties listed just under a million.
Anna Maria city is actually more impressive than Bradenton Beach and Holmes Beach. Although its total number of high end listings is lower, the asking prices are higher, and of course, the area is smaller.
In Anna Maria there are currently 42 properties listed over one million ranging from $6,595,000 to $1,050,000. One is over $6,000,000, three are over $4,000,000, two are over $3,000,000 and four are over $2,000,000. The balance of the properties are all over one million with two additional properties listed just under one million.
Some of these properties are already in a pending status, and all of this information is compiled from realtor.com at the time of this writing. Realtor.com generally reflects properties listed on the multiple listing services. This means there may be other properties listed privately that do not show up on realtor.com.
Based on what my trusty calculator tells me, the combined number of listings over one million as of this writing in the three cities of Anna Maria Island and Cortez is 108. When you compare this to only 18 over one million dollar property closings since the beginning of the year, also in the three Anna Maria cities and Cortez, it’s got to make you wonder what the second half of the year’s sales numbers will be. We may not be Palm Beach or southern California, but if you’re like me, you’ve got to be thinking what the heck is going on and where will it end.
Obviously the word got out that quaint Anna Maria is the place to be. Good for you if your property is now worth over a million, but too bad for all the people who are being priced out of our paradise. A million here, a million there – pretty soon you’re talking real money.
