Anna Maria is all about beaches and although everyone has
their favorite, there isnt a bad one on the entire island.
Sitting squarely on one of the very best beaches to be found
anywhere in the world is LPlage, technically a condominium,
in reality a small piece of nirvana.
LPlage is one of Anna Marias newer condominiums
and also one of the more expensive ones built in recent years.
It is comprised of 11 residences, one being a stand- alone,
single-family home, ranging in size from 1,700 to 3,000 square
feet.
The location couldnt be better Gulf Drive between
64th and 65th Streets in Holmes Beach. Its close enough
to everything on the Island without being too close to winter
traffic patterns and public beaches. Add the stunning Gulf
of Mexico in your back yard, and youll never want to
leave.
Mediterranean in feel, LPlage is packed with amenities:
gated entry, heated pool and spa, poolside gazebo, two parking
spaces per unit, elevators and impact resistant glass.
Spacious in size, there are three-bedroom and four-bedroom
floor plans with three baths. The units closer to Gulf Drive
have obstructed views of the Gulf, but the others have spectacular
beach and Gulf views from the lianas.
Units in the new buildings started to be occupied in 2003
with closing prices ranging from $1,490,000 to $1,900,000.
According to the Manatee County tax records, there was one
resale last year of a three bedroom unit closing at $1,950,000.
None have closed in 2007.
Currently there are two listed with Island brokers and both
are three bedroom units with more than 2,000 square feet and
direct Gulf views. One is listed at $1,875,000 and the other
at $1,925,000.
LPlage is certainly for discriminating buyers with the
means to fulfill their dreams of beachfront living. In fact,
LPlage is French for beach, specifically a sandy beach,
but in any language its what Anna Maria Island is all
about.
